MPD was built by someone who uses probate leads every single month to run a real Maryland investing business — and who got tired of watching other investors struggle with the same problems he already solved.

How MPD Started

My name is Omer Ashkenazi, and I've been buying properties in Maryland since 2015.

For years, I marketed to the same lists everyone else was using — absentee owners, high-equity homeowners, out-of-state landlords. The results got worse every year. Leads would pick up the phone already annoyed: "You're the fifth investor to call me this week. I'm not selling."

I knew there had to be a better way. I didn't want to compete with hundreds of investors chasing the same people. I wanted to talk to property owners who actually had real estate they needed to move — people with a genuine reason to sell.

In 2019, I started marketing to probate leads in Maryland. Everything changed.

The conversations were different. Personal representatives weren't getting bombarded by investors. Many of them had inherited property they didn't want, couldn't maintain, or couldn't afford to keep. They needed a solution — and they were grateful someone reached out.

Since then, probate leads have generated over $250,000 in cash for my business and multiple property acquisitions. It became my most reliable, most profitable marketing channel — and it still is today.

Why I Built MPD

By 2025, I had years of systems built around Maryland probate data. I knew the data cold — which counties produce the best deals, and how to turn raw filings into clean, skip-traced lists with accurate phone numbers and emails.

I also knew that most Maryland investors and Realtors weren't working probate leads — not because the leads don't convert, but because getting usable data is a grind. Most people give up before they ever send their first mailer.

On January 1, 2026, I launched Monthly Probate Direct to fix that.

Who Runs MPD

Monthly Probate Direct is run by me and my wife, Kimberly. We're a small operation by design — no sales team, no call center, no layers between you and the people who build your lists. If something's off with your data, you're emailing the person who can fix it that same day.

What We Believe

Probate is not a saturated market. Most investors in Maryland are still fighting over the same absentee-owner and pre-foreclosure lists. Fewer than 10% of real estate professionals actively market to probate. That's an advantage for everyone who does.

Good data should be affordable and simple. You shouldn't have to do all that work yourself or pay $200+ for a single skip-trace batch. MPD delivers everything in one monthly list at a price that makes sense — even for solo investors and new agents building a pipeline.
